2. DETAILED BRIEF
I compile a detailed brief together, so I know exactly what you like and don't like. This is where The Buying Agent's experience comes into its own.
3. PROPERTY SEARCH
At this stage, I explore all options available both on and off-market through developers and my extensive network of industry contacts
4. PREVIEW & DUE DILIGENCE
I will visit any property I think is a potential fit and physically inspect it before adding it to the shortlist. Our extensive experience means we know exactly what to look for, as there are not many problems we have not encountered over the years.
5. SHORTLIST
I then compile a shortlist of all the suitable properties I have found and either report on or discuss each one with you. We then provide truly objective advice on each property.
6. VIEWING
I will arrange all the appointments to view the chosen properties at your convenience. I will accompany you on the viewings, being on hand to offer advice on each. If you are unable to attend any viewings (especially off-market property at short notice) I can view them on your behalf and provide you with a full viewing report and walk-through video. Overseas clients receive the same reports and videos for each property on the shortlist.
7. NEGOTIATION
Once I have found your perfect property, I then conduct thorough research to establish the current market value of the property. Our in-house systems and access enable us to gauge the average SQ.FT. prices along with recent transactions. Then, using my experience of recent sales and in-depth local knowledge, I can determine the market value of the property. We will then discuss the offer and acquisition strategy before entering negotiations, so you are fully informed at every stage of the process.
8. CONVEYANCING
As soon as the offer has been agreed by your property search agent, I service to initiate the purchase process through our trusted conveyance department.
9. COMPLETION
I liaise with all parties throughout the process, so your input is kept to a minimum. I also ensure that the various parties have exactly what they need at the right time to reduce the transaction time and prevent unnecessary delays. In the build-up to the Exchange| Transfer of contracts, I will also start to schedule any other services you require along with helping you prepare for your move.
